Job Description
The Floor care & Equipment Technician is responsible for the overall floor maintenance of hard surface and carpet (stripping, waxing, buffing, shampooing, extraction, bonneting & top scrubbing recoating) of areas that include offices, corridors, lobbies, entrances, stairwells, and other public areas such as break rooms. An employee in this position performs routine custodial work and skilled routine floor maintenance throughout our various campuses and minor equipment repairs. Work involves cleaning buildings, gathering waste and recyclable materials, and using and maintaining custodial supplies and cleaning equipment. An important aspect of this work involves ensuring maintenance of operational needs. Work is performed under the general direction of a custodial services supervisor, and is reviewed through personal conferences, reports, observation, and quality of completed work.
Duties/Responsibilities:
- Obey all safety requirements and procedures at all times.
- Perform preventative maintenance on all equipment prior to use.
- Recommend or order parts needed for damaged or broken equipment.
- Secure the work area and post proper safety notices for other users of the space prior to beginning work.
- Floor care, including routine mopping (dry and damp), buffing, and burnishing on hard surface floors and stairwells.
- Vacuuming, shampooing, bonneting, and extracting carpets, stairwells, and upholstery.
- Wall cleaning.
- Dusting (high and low).
- Routine restroom cleaning.
- Routine office and/or break room cleaning.
- Maintenance and minor repair of floor care equipment.
- Moving furniture before and after cleaning.
- Cleaning, dusting, mopping, stripping, waxing floors & top scrubbing recoating.
- Measuring chemicals correctly.
- Operating chemical dispensing units.
- Labeling chemicals correctly.
- Cleaning, maintaining, and storing equipment and PPE proficiently.
- Keeping an inventory of floor areas, and scheduling cleaning and maintenance duties.
- Reporting maintenance issues to the supervisor.
- Assisting with the hazardous waste collection as requested by the supervisor.
- Plans and organizes work based on facility priorities.
- Trains staff on the proper use of cleaning equipment and safety precautions.
- Recommends maintenance and repair work to buildings, furnishings, and equipment.
- Performs work in accordance with TSCT, general safety rules, and safety rules for this position. Immediately reports all work injuries or incidents to Supervisor, and/or immediately corrects any safety hazards in the work area or reports same to Supervisor.
- Makes frequent inspections of work.
- Work hand in hand with the Custodial work Supervisor to coordinate, plan and schedule the floor care of different areas throughout our various campuses weekly, monthly, quarterly or during Holiday breaks or as needed.

Required Skills/Abilities:
Knowledge of:

- Recordkeeping principles.
Skill in:
- Knowledge of how to stripe, wax, burnish buffing floors, and top scrubbing recoating with minimal to no assistance.
- Knowledge of operating various pieces of equipment necessary to effectively
- Perform job functions, such as a high-speed buffer, extractor, wet vac, pressure washer, auto scrubber.
- Ability to understand and follow directions from the Campus Custodial Services Supervisor.
- Required to use specialized, power equipment.
- Must be a team player and committed to working in a quality environment.
- Prioritizing work and multi-tasking;
- Troubleshooting complex problems related to a variety of facility systems.
- Preparing a variety of reports related to operational activities;
- Recommending, implementing, and monitoring policies, procedures, and workflow;
- Working with diverse academic, cultural, and ethnic backgrounds of college students and staff.
Qualifications
- High school diploma, GED, or suitable equivalent preferred.
- Minimum 1 ½ years’ experience in floor care.
- Resilient to noise.
- Physically agile.
- Excellent communication skills.
- Ability to take the initiative on projects, follow through on details, and balance various tasks simultaneously.
- Demonstrated good judgment, diplomacy, and skill in providing sensitive communications and being respectful with people who are diverse in their cultures, languages, and abilities.
- Electrical certificate preferred.
- A key eye for cleaning and very meticulous on-floor care.

There are conditions, equipment and materials present which require proper handling to ensure safety. Employees will be required to wear protective clothing and/or respiratory equipment when conditions warrant.
Any combination of overtime, shift work, weekend and holiday work may be required.
This position may be designated as "Essential" and/or the employee may be required to provide a means to be contacted during non-duty hours for emergencies. In the event of a campus emergency, special event, closure to maintain campus safety or building operations, this position may be required to work outside of regularly scheduled hours.
